ポイント1: こ・そ・あ (Physical location)

(1) Same area / location

Used when the speaker and listener are in the same area or location.
For things that are within the shared range of both speaker and listener, use 「こ」.

(2) Opposite sides (near one person, far from the other)

Use 「こ」 for something near the speaker.
Use 「そ」 for something near the listener.

(3) Speaker and listener are together, referring to something farther away

When the speaker and listener are close together and both refer to something outside their shared area, both use 「あ」.

Yes, under that tree would be nice.

ポイント2: こ・そ・あ (In conversation)

(1) In conversation

「あ」: Refers back to a person, thing, or event in the shared memory or knowledge of both speaker and listener.
「そ」: Refers to information newly introduced into the conversation that is not yet shared memory, or to content associated with the listener. This is a contextual tendency, not an “all other cases” rule.

A: Yesterday I bought flowers at the flower shop in front of the station...
B:ああ、あの店みせね。あそこは、店員てんいんさんが親切しんせつだね。

(2) When only one person is speaking (monologue)

For a thing, matter, or event introduced in the speaker's story, use 「そ」.

My younger brother is currently working part-time at a bakery.
そのパン屋やのパンはとてもおいしいんです。
The bread from that bakery is very delicious.

(3) When one person speaks (self-narration, not dialogue)

If the speaker feels close to, interested in, or especially attached to what is being discussed, use 「こ」.
